Client: San Juan Pools
Sector: Boutique Hospitality & Luxury Short-Term Rental (STR)
Year: 2023
Disciplines: CGI, Spatial Strategy, Asset Prototyping
San Juan Pools commissioned this visual protocol to validate the Thermal Comfort and Luminous Integrity of the Margarita model under peak solar exposure.
Rather than hiding the site's constraints behind the "romance" of sunset, we deployed a high-noon lighting strategy to act as a Diagnostic Prototype
This demonstrates how the architectural pergola provides critical dappled shade during the hottest hours of the day, transforming a potentially overheated "heat island" into a viable, 24/7 amenity.
This approach moves the project from a simple "render" to a Solar Performance Study, providing developers with the data-driven confidence to market the space as a functional midday retreat.
THE STRATEGIC OVERVIEW

The Problem: Capital Stagnation in Limited Footprints In the luxury hospitality and spec-residential sectors, "dead space" represents a significant financial drain.
Developers often struggle with under-utilized courtyard footprints that fail to justify a premium price-per-night or a competitive market valuation.
This lack of perceived utility leads to Capital Stagnation, where the property sits on the market because the buyer cannot visualize the lifestyle ROI of a compact outdoor area.

The Solution: De-Risking the Lifestyle Investment Our Visual Prototype de-risks this investment by providing Visual Feasibility for the Margarita model.
By showcasing the pool’s integration with high-end architectural elements—such as the custom pergola and suspended Bali seating—we provide a blueprint for Aggressive Pre-Marketing.
This asset allows stakeholders to validate the project's "vibe" and utility before a single cubic yard of dirt is moved, ensuring high occupancy projections and securing investor buy-in through proven spatial density.
Lighting Logic: High-Noon Zenith Protocol
We opted for a neutral, high-overhead solar orientation (approx. 1:00 PM) to prioritize Maximum Visibility and Asset Transparency.
This specific lighting choice functions as a Stress Test for the courtyard's livability; it proves the efficacy of the vertical greenery and pergola in mitigating glare and heat gain on the white masonry.
By showcasing the property at its most exposed, we provide the Developer with a "Best-Case Thermal Scenario," confirming that the pool remains a crisp, inviting oasis even under the harshest UV conditions—the primary "Peak Usage" window for the hospitality sector.
Technical Accuracy: Material Finish Validation.
High-noon light is unforgiving. We leveraged this to showcase the Planar Accuracy of the San Juan fiberglass shell. The crispness of the reflections on the water’s surface and the lack of distortion on the submerged steps prove the manufacturing precision of the Margarita model.
Additionally, the high-fidelity rendering of the brick masonry and concrete coping under direct light provides a clear Procurement Protocol for the General Contractor, ensuring as-built consistency.
Value Justification: Peak-Hour Utility.
By layering the "Bali Chair" lounge element directly under the pergola's shade-line during the solar peak, we justify the Amenity Density of the footprint.
This arrangement proves that even a compact site can support multiple "High-Value Zones" (Aquatic, Social, and Restorative) simultaneously. This spatial efficiency directly impacts the Yield-Per-Square-Foot, allowing the developer to market a "Triple-Amenity" courtyard within a minimal land-use budget.
