Client: San Juan Pools
Sector: UHNW Residential Design-Build & Boutique Hospitality
Year: 2023
Disciplines: CGI Asset Strategy, Architectural Prototyping, Site-Specific Visualization

San Juan Pools commissioned this visual consultancy to develop a high-fidelity deployment strategy for the Margarita Beach—an above-ground portable spa with an integrated waterfall feature.
The brief required more than a standard product demonstration; it demanded a comprehensive 3D environment prototype capable of communicating value to Ultra-High-Net-Worth (UHNW) developers.
By contextualizing the unit within a modular, mitered timber deck system, the commission was elevated from a product render to a strategic asset.
This prototype demonstrates how the Margarita Beach serves as a centerpiece for high-yield backyard densification, transforming underutilized square footage into a luxury amenity.
THE STRATEGIC OVERVIEW
The Problem
The Subjectivity Gap and Capital Stagnation

In the UHNW sector, the primary barrier to project approval is "The Subjectivity Gap"—the inability of a stakeholder to visualize how a prefabricated asset integrates into a bespoke architectural landscape.
For developers, this creates significant financial risk, often leading to market-entry gaps or buyer hesitation.
Without high-fidelity spatial proof, a premium portable spa is often perceived as a temporary fixture rather than a permanent, value-adding architectural component, stalling pre-construction deposits and slowing the sales cycle.

The Solution
Visual Risk Mitigation and Pre-Marketing Velocity

This visual prototype de-risks the investment by providing absolute clarity on site-specific integration and material coordination.
By showcasing the Margarita Beach within a multi-level, spec-compliant hardscape, we allow developers to initiate aggressive pre-marketing campaigns months before the first shovel hits the dirt.
This strategic deployment of CGI assets ensures stakeholder buy-in, eliminates the risk of mid-build change orders, and establishes a clear path to accelerated ROI through increased property valuation.
Lighting
The lighting protocol utilizes a dual-layer strategy—architectural path markers and localized 2700K warmth—to prove 24/7 utility.
By simulating twilight conditions, the visualization validates the asset's "After-Hours Yield," transforming the spa from a daytime utility into a high-end social destination, essential for justifying premium ADR in hospitality contexts.

Technical Accuracy
The rendering maintains strict fidelity to mitered joinery standards and material specs.
By detailing the exact relationship between the timber cladding, the waterfall plinth, and the surrounding stone masonry, we reduce procurement risk.
This level of coordination allows the general contractor to treat the visualization as a pre-construction blueprint, ensuring the finished floor levels (FFL) are technically sound.

Value Justification
We focused on "Amenity Density" to justify a higher ROI.
By showcasing how a high-capacity spa and a vertical water feature can coexist within a compact, elevated footprint, we demonstrate a "Small-Space/High-Yield" strategy.
This spatial efficiency allows developers to maximize the revenue-generating potential of limited outdoor areas without sacrificing the luxury narrative.
